Furnace Services: Installation, Repair & Safety Tune-Ups

A furnace in North Central Florida sits idle eight or nine months, then is asked to perform on the first cold night in December. A+ Air Conditioning and Refrigeration handles all three furnace services, and treats every one of them as safety work first: combustion, venting, and the heat exchanger get checked before anything else.

Why Furnace Work Deserves More Care in a Warm Climate, Not Less

People moving to Florida often assume they will never need a furnace. Then December arrives, overnight lows drop into the upper 30s, and an occasional freeze reminds everyone that heat is not optional here either.

The low run time is exactly what makes furnace service important. A system that sits unused for most of the year develops problems nobody sees: dust settles on burners, ignitors and flame sensors corrode, insects nest in burner assemblies, and blower motors stiffen. None of that announces itself until the night you need heat, which is why we push fall maintenance so firmly.

Gas furnace work also carries risk that cooling work does not. Combustion venting, gas line connections, and heat exchanger condition are safety items. A+ Air Conditioning and Refrigeration has been doing this in Gainesville since 1998, licensed under FL #CAC1821265 and #CACA41190, and we treat every gas connection accordingly.

Know the Warning Signs

Furnace Symptoms Worth Acting On

Some heating faults are an inconvenience. A few are genuinely urgent. These are the signals we want Gainesville homeowners to recognize, and what each one usually means.

If Your CO Detector Sounds, Leave and Call

Carbon monoxide is odorless and colorless. If your detector alarms, get everyone out of the house first and call from outside. We strongly recommend carbon monoxide detectors in every home with a gas furnace.

What Your Furnace Is Telling You

local_fire_department
A yellow or flickering burner flame north_east

A healthy gas flame burns steady blue. Yellow or flickering flame, soot buildup around the unit, or an unusual smell when the furnace runs can indicate incomplete combustion or a cracked heat exchanger. Turn the furnace off and call for a diagnostic visit.

restart_alt
It ignites, runs briefly, then shuts off south_east

Short cycling on a furnace often traces back to a dirty flame sensor, a restricted filter tripping the high-limit safety switch, or a venting problem. The safety controls are doing their job; the underlying cause still needs to be found.

volume_up
Banging, squealing, or rattling at startup south_east

Banging can indicate delayed ignition or expanding ductwork. Squealing often points to a worn blower belt or motor bearing. Rattling may simply be a loose panel. Delayed ignition in particular should not be left alone.

pilcrow
It still has a standing pilot light south_east

A standing pilot indicates a very old, inefficient design. Modern American Standard furnaces reach AFUE ratings from 80% up past 97%, while a furnace 15 to 20 years old may be operating closer to 60% or 70%. At that point replacement is usually the better investment.

nest_thermostat_zirconium_eu
Some rooms never warm up south_east

Uneven heating is often a ductwork or insulation problem rather than a furnace problem. We inspect duct connections during service, and can point you toward attic insulation or duct cleaning where those are the real limitation.

If a furnace is unsafe to operate, we tell you that directly and shut it down rather than leaving it running.

Is a Furnace the Right Answer?

Furnace, Heat Pump, or Both

A furnace is not the only way to heat a home in Gainesville, and we would rather you choose deliberately than default to whatever was there before.

mode_heat
A furnace makes sense when gas service is already at the home, the ductwork suits it, and you want fast, powerful heat on the coldest nights.
heat_pump
A heat pump makes sense when you would rather have one system handle both heating and cooling, and want efficiency suited to our mild winters.
swap_horiz
A dual-fuel setup pairs a heat pump with a gas furnace so the system uses whichever source is more efficient at the current outdoor temperature.

Replacing your furnace and air conditioner together is often worth considering: the equipment is matched, the labor overlaps, and warranty coverage on both starts at the same time.

Homes We Heat

Furnace Work for Every Home Type We Serve

Not every heating installation looks the same. These are the situations we work in most often across North Central Florida.

  • check_circle Single-family homes with existing split-system ductwork, including tight attic installations
  • check_circle Newer construction and custom builds, working directly with builders and contractors
  • check_circle Older homes where the ductwork needs attention before new equipment can perform as rated
  • check_circle Mobile and modular homes, which require furnaces specifically rated for manufactured home installation

Heating season also seals a home up tighter, which concentrates dust and allergens indoors. If that is a concern in your household, our indoor air quality services address it directly.

Answering Your Questions

Furnace Questions from Gainesville Homeowners

Many homes here do benefit from one. Average lows in December, January, and February frequently dip into the upper 30s, and occasional freezes are not unusual. Where ductwork already exists, a furnace delivers heat quickly and comfortably. A heat pump is the other strong option, and we are happy to compare both for your home.

The limited use is exactly what makes it necessary. A furnace that sits idle for eight or nine months collects dust on the burners, corrodes at the ignitor and flame sensor, and can attract pests into the burner assembly. Safety risk does not scale with run time either, which is why we inspect the heat exchanger and test for carbon monoxide at every tune-up.

Yes. A cracked heat exchanger can allow carbon monoxide, an odorless and colorless gas, to enter your home's air supply. If we find one, we shut the furnace down rather than leaving it in service, and in most cases replacement rather than repair is the appropriate response. We also strongly recommend carbon monoxide detectors in any home with a gas furnace.

Fall is ideal, typically October through early December, so any problem found after the long idle season is corrected before you need heat. A tune-up visit generally takes 60 to 90 minutes. Comfort Club members have their visits scheduled proactively and receive priority when service is needed.

Most furnaces have a useful lifespan of 15 to 20 years. Repair is usually the right call under 15 years when the heat exchanger is intact and the fault is a straightforward part such as an ignitor, flame sensor, or blower motor. Replacement makes more sense at 20 years and beyond, when the heat exchanger is cracked, or when the unit still runs on a standing pilot light.
