How Manufactured Home Construction Changes HVAC Work
Every one of these affects how equipment should be selected, sized, and installed. They are also where most of the comfort complaints we are called about actually originate.
One Room Always Warmer or Colder?
In a multi-section home, that is very often the crossover duct rather than the equipment. It is the most vulnerable part of the whole duct system, and it is not something you can see without getting underneath the home.
What We Check That Others Miss
Ductwork in a manufactured home runs beneath the floor inside an enclosed belly, exposed to ground moisture, temperature extremes, and pests. Leaks, disconnections, crushed sections, and rodent damage are all common, and a new system cannot deliver its rated performance through deteriorated ducts.
Double-wides and triple-wides connect their sections with a flexible duct running beneath the marriage line. Animals, moisture, and age cause these to collapse, disconnect, or develop holes. We verify it is sealed, insulated, and properly supported on every installation.
Thinner walls, floors, and ceilings and lower insulation values change the load calculation. We run a Manual J adjusted for manufactured home construction rather than a square-footage estimate, because oversized equipment cools fast, shuts off early, and never removes the humidity.
The air handler or furnace sits in a dedicated closet or alcove with limited clearance. Equipment has to fit, meet HUD requirements for combustion air and venting where gas is involved, and use the airflow orientation the belly duct system expects.
Most of these homes sit on piers or blocks with an exposed underbelly. Damaged skirting and poor underbelly insulation are frequent causes of drafts and high bills, and we assess both during service rather than treating them as somebody else's problem.
Settling and shifting also stress refrigerant line connections over time, which is why leaks turn up in places you would not expect on a site-built home.
